Q. HOW DO WE HELP WITH MORTGAGE FINANCING??
A. BY HELPING YOU GET THE BEST FINANCING FOR YOUR NEEDS.
We are not affiliated with any lender. We will recommend lenders that have done a good job for our buyers in the past. However, if you are already pre-qualified or pre-approved with a lender of your choice, we welcome new lender friends. We always encourage shopping for rates and lender fees. Be careful of some Internet lenders. Always insist on getting a Good Faith Estimate in writing before making a decition
about which lender to use. You must look at more than just the interest rate.
Q. HOW CAN YOU HELP WITH THE SETTLEMENT??
A. WE KNOW HOW THE SETTLEMENT PROCESS WORKS.
We use our experience to help you work with a title company that will
(1) get the job done timely
(2) explain all of the charges to you in advance
(3) give you options for title insurance
(4) schedule settlement at your convenience
(5) process your deed and deed of trust quickly, and
(6) will not advocate for the seller in case of any disputes.
Q. WHO SELECTS THE HOME INSPECTOR??
A. YOU SELECT THE HOME INSPECTOR.
We will happily recommend home inspectors, if asked. We work with many home inspectors and we know good ones. WE WANT THOROUGH HOME INSPECTIONS. Virginia real estate conveys "as is". So, a home inspection, at least on an older home, is very important to help you learn about the condition of the home. You will also learn about maintenance. Virginia is a caveat emptor (Buyer Beware) state.
Q. WHY DO I NEED AN AGENT TO BUY A NEW HOME??
A. We know the builders. We know the new home developments. If there are any problems with permits, construction, customer complaints of which we are aware, WE'LL TELL YOU. Homes sell very fast in Northern Virginia and our agents are visiting builders daily to stay on top of the inventory. Our service doesn't cost you any money. In fact, we REBATE 1/3rd of our commission back to you at settlement (new homes only). Builders do not negotiate prices in this tight market, so WHAT HAVE YOU GOT TO LOSE?? If you are a relocating home buyer, it will help to have someone local to help. We'll make sure the builders is following the contract. We can monitor the progress and send you updates regularly, including photos. Don't forget, the person in the model home or trailer is NOT YOUR AGENT. That person works for the home builder. We work for you.
